No two accountants, managers or attorneys will give the same advice, but some advice is clearly bad.
In the past, it was enough for an association to wait until a property sold to collect unpaid dues and fees.
These days if an association files lien notices, it is for nothing.
The Master Deed provides public notice of the lien; later filed notices add nothing.
Such notices are a waste of attorney fees and management time.
Only the last five years of liens is collectible. Delay is now a waiver of older fees.
The best course of action is to teach owners that the association means business.

Operating a Condominium association can be a pleasant and rewarding task which incurs the appreciation and admiration of neighbors and fellow owners.
If there is any secret to making this happen, it is to be completely open and treat everyone in the association equally, without exceptions.
Many people, when faced with a community of unhappy owners or members, close off and try to avoid letting the community know what probems exist.
This is especially true when the leaders have some fault in the matter.
